La edificabilidad y la ocupación son conceptos básicos de la construcción que a veces se confunden y son cruciales para decidir si se lleva a cabo el levantamiento del edificio o la adquisición del solar en primer lugar.
Ambos representan un trozo del terreno cuando construimos una edificación.
La edificabilidad es el resultado de los metros cuadrados edificables totales cuando sumamos todas las plantas construidas (en altura). La ocupación de un terreno es el porcentaje de superficie que se puede ocupar para construir el edificio.
Las condiciones de edificabilidad y el aprovechamiento son términos clave y determinantes para analizar y estudiar la rentabilidad de cualquier operación inmobiliaria.
